When you need customer support from a service provider, you might open the real-time chat window instead of picking up the phone. You might even use chatbots in your real estate business to automatically reply to online inquiries. 

But ChatGPT has revolutionized the space by generating text that reads naturally. Here, I’ll let Chat GPT tell you about itself:

ChatGPT is a large language model created by OpenAI, based on the GPT-3.5 architecture. It is capable of generating human-like responses to various text-based inputs, such as questions, prompts, or commands. ChatGPT has been trained on a diverse range of internet text and is constantly improving its abilities through continued training.

Impressive, right?  

And there are so many practical ways to use ChatGPT in real estate! Newsletter content, social media captions, ad copy…

But wait, I’m getting ahead of myself. Let’s start with an explanation of how to properly use ChatGPT for real estate (and how not to!). 

How to Use ChatGPT for Real Estate

Using ChatGPT for real estate is about providing all the information the software needs to generate a useful result. Then reviewing and customizing the result to make it perfectly suit you.

Here’s how to properly use ChatGPT in three steps:

1. Provide Background Info About You

Giving the system a little information about you provides context and helps ChatGPT create an appropriate tone. Explaining that you’re a real estate agent and detailing your target market (by location and demographic) allows the system to generate content that will make sense to your audience coming from you.

Example: 

I am a 38-year-old real estate agent in San Diego, CA, specializing in beachfront properties for retirees (some who have always lived in San Diego, and some who are moving to San Diego from cities like LA, San Francisco, and NYC).

2. Explain What You Need (With Parameters)

What do you want ChatGPT to generate for you? Maybe a social media caption? Great! You just need to clearly state that you want a social media caption, then give parameters (this could be a topic, a word count, a number of hashtags, a tone, or all of the above).

Example: 

Please create a 100-word social media caption for an Instagram post about the benefits of buying over renting, using three popular hashtags.

3. Customize the Results

It’s important to note that ChatGPT is deemed reliable as it pulls web-wide data to create your text. However, the output should be reviewed for accuracy. Additionally, the result might not sound quite like you. You can ask for a revision (Please rewrite to sound less formal and more conversational). But you might also want to put your own unique, human spin on it. When the post sounds like you, it will be more likely to resonate with your audience. 

How NOT to Use ChatGPT for Real Estate

There are three specific ways that you should definitely not use ChatGPT for real estate.

1. Don’t Use ChatGPT to Write Your Website Content (Including Blog Posts)

The main benefit of having content on your website is to give search engines, like Google, a chance to index your site and suggest it to users who search for a certain topic. But using AI-generated text on your site could potentially hurt your site’s ability to be found by users.  

Search engines have algorithms to distinguish human-generated content from AI content. At this point, we don’t exactly know how search engines will treat bot-generated content. But many experts are predicting that search engines will penalize websites with content written by AI in an effort to minimize the amount of spam published on the web. 

This means that having ChatGPT content published on your site could knock your site down in the search engine results, leading to less traffic to your site and fewer leads for your business. 

Even if search engines don’t take this approach immediately, they could always “flip the switch” in the future. If that happens, sites whose content is built on AI text could go from page one of the search results to page 10 overnight.

2. Don’t Use ChatGPT for Current Market Stats (Yet, Anyway)

As of March 2023, ChatGPT has only been trained on data through September 2021. So ChatGPT is entirely unaware of any event after that time. This means you cannot use this software to generate information about current market conditions, create market reports, or provide up-to-date statistics. 

3. Don’t Ask ChatGPT to Write Listing Descriptions from Scratch

Honestly, if you ask ChatGPT to write you a listing description for a specific address, it will. But it will be aggressively generic. You’re better off writing your own listing description, and then allowing ChatGPT to polish and enhance your writing (as we’ll discuss in point #8 of the next section).

Ok, now that we know how to use ChatGPT for real estate, and what to avoid, we can get to the fun stuff! 

10 Smart Ways Real Estate Agents Can Use ChatGPT (With Examples!)

Let’s explore 10 ways you can start using ChatGPT to boost your real estate business today! I’ll even show you the exact prompts I entered into the system and the result the system returned. 

1. Brainstorming Content Ideas

I sell a blog content calendar in my Etsy shop for $29. This calendar lists a year’s worth of blog post ideas, including keywords and suggested titles. I also offer a custom blogging strategy for agents who want to use their blogs to reach a specific target audience. 

But ChatGPT users don’t need my blog content calendar or custom blogging strategies. They can generate their own for free in just minutes!

Generating content ideas is one of my favorite uses of ChatGPT because brainstorming ideas is time-consuming. ChatGPT can brainstorm far more efficiently than I can.

This is best explained in an example. Let’s say I want to start blogging for real estate leads. But I’m not sure what to blog about. Instead of wasting time or money to come up with a list of topics, you can simply enter a prompt into ChatGPT, and ChatGPT will respond accordingly. 

Real-World Example of Using ChatGPT to Generate Content Ideas    

Prompt: I am a 38-year-old real estate agent in San Diego, CA, specializing in beachfront properties for retirees (some who have always lived in San Diego, and some who are moving to San Diego from cities like LA, San Francisco, and NYC). Can you give me a list of 24 blog post topics that would appeal to my target market and provide solid SEO?

2. Creating Blog Post Outlines

Now, let’s say you want to draft a blog post based on the first suggestion in that list of blog content ideas we just generated. ChatGPT can provide an outline for you! All you have to do is ask:

Notice that this doesn’t tell you which 10 communities to use. This is partly because ChatGPT’s data is only through September 2021, and things may have changed since then. And it’s partly because “best communities” is subjective. Your local expertise is still your most valuable resource! 

Also, remember that you want to write your own blog content (or hire a ghostwriter) if you want the full benefit of getting organic traffic to your website from search engines.

3. Drafting Social Media Captions

Ok, so you have your blog post from the outline above, and you want to promote that post on social media. ChatGPT can draft your social media caption for you!

4. Translate Your Content to Other Languages

Do you want to reach an audience in another language? Just ask ChatGPT to translate your text!

Note: always have a fluent speaker read the translations to make sure they make sense!

5.  Keeping Your Emails Professional

Have you ever spent way too long writing a sensitive email? Maybe you’re furious with a buyer’s agent for failing to notify you of a showing as required by the seller. And you’re trying to hit the right balance of showing your displeasure in a professional way. Instead of stressing, let it all out, and let ChatGPT worry about the tone.

You might notice that the prompt can contain multiple typos, and ChatGPT will cut through that to provide a clean result.

6. Enhancing Your Listing Descriptions

You may recall that our #3 way not to use ChatGPT was to write listing descriptions. This is because the result will be too generic to be useful. Here is an example of allowing ChatGPT to generate a general listing description:

You can see how bland this reads. It could be describing almost any home.

Instead, ask ChatGPT to enhance and polish your own listing descriptions. Here is an example of prompting the software with a custom listing description:

Better, right?!

IMPORTANT: You’ll still want to review the result for accuracy. For example, this enhanced listing description mentions a pet deposit because the property was once used as a rental. You’ll obviously want to remove this from the listing description before publishing!

7. Drafting Newsletter Content (that Won’t Live on Your Website)

If you send a monthly newsletter to your email list and/or geo farm, you can have ChatGPT draft that content for you. Here’s a real ChatGPT example:

As long as this newsletter won’t live on your website, there is no downside to having ChatGPT write it. But you should review it for accuracy, flow, and tone to make sure you’re proud to share it with everyone on your marketing list

8. Writing Your Video Scripts

Now, what if you want to make a short video for social media based on your newsletter article? Easy! Just ask ChatGPT to write you a script.

Of course you’ll probably want to tweak this script to match your natural speech patterns better. But it sure beats staring at a blank doc, wondering where to start!

9. Drafting Printed Marketing Materials

Do you need marketing materials to help promote your business? Let ChatGPT write your rough draft! Here’s an example of a real estate agent introduction postcard, written by AI:

  • Brochures

  • Door-hangers
  • Downloadable guides for your clients

While ChatGPT can save you tons of time on the written content, I should also point out that you can purchase inexpensive, customizable design templates on Etsy to minimize your design time. In fact, some of these are written so well that you won’t even need ChatGPT!

10. Creating Book Outlines and Course Outlines

Writing books and creating online courses are two of our best passive income ideas for real estate professionals. And you can get book and course outlines generated for you, directly from ChatGPT.

Let’s say, for example, that you’re planning to write an ebook to help real estate investors in your local market. You could either sell this as an eBook or a self-published Amazon paperback. Or, you could offer this as a free “lead magnet” on your website to grow your email list. Either way, your book will start with an outline. And ChatGPT can help!

It is incredibly easy to start using ChatGPT. Follow these three steps, and you’ll be generating your first text within 5-10 minutes!

Step 1: Create a Free Account

Head to chat.openai.com and click “sign up.” 

You’ll just enter your email address and create a password to open your free account. You will have to verify your email. And then you’ll be asked to enter your name and verify your phone number as well. 

And that’s it; your free account is up and running.

Step 2: Bookmark the Page

You’ll be back often, so you want to make it easy to find.

Step 3: Create Your First Prompt

Where do you want to start? Tell the system a bit about you, explain what you want, and start generating new content for your real estate business!

Technically, there is nothing to prohibit you from publishing the results of a ChatGPT query as your own writing. However, there are ethical factors to consider, as well as SEO (Search Engine Optimization). If you feel unethical about publishing ChatGPT results as your own work, you can disclose that ChatGPT generated the text. And if you are interested in optimizing your website for search engines, you should either write your content yourself or hire a writer to create custom content (but you can still use ChatGPT to generate a list of topics, as well as blog post outlines).

Are ChatGPT Inputs and Results Secure?

ChatGPT has security protocols and encryptions in place. Your data won’t be published or sold to third parties. But it’s always smart to assume that anything you enter or view online can be found by some resourceful hacker in the future.
